The United States Government is interested in leasing approximately 18,160
rentable square feet of office space in Sacramento, CA within the following
delineated areas:

North: Sheldon Road / Bruceville Road
Sheldon Road - south side only - from Bruceville extending 2 blocks east
towards Highway 99. Exclude the balance of Sheldon Road east to Highway 99 due
to the current lack of public transportation on Sheldon Road.

East: Laguna Blvd / Highway 99
Laguna Boulevard ending at the west side of Highway 99. Red Fox Way ending at
the west side of Highway 99. Laguna palms ending at the west side Highway 99.
Exclude Highway 99/West Stockton Boulevard north of Laguna Boulevard to Sheldon
Road. Include West Stockton Boulevard south of Laguna Boulevard to Fox Peak Way.

South: Laguna Blvd / Big Horn / Red Elk / Laguna Springs
Laguna Boulevard (north and south sides) from Bruceville Road to Laguna Springs
Drive. South on Laguna Springs Drive (east and west sides) to Red Fox Way.
East on Red Fox Way (north and south sides). Back to Laguna Springs. South to
Laguna Palms. East on Laguna Palms (north and south sides) to Highway 99. Big
Horn Boulevard (both sides) south to Red Elk Drive. Exclude all south to Elk
Grove Boulevard.

West: Bruceville Rd / Big Horn Blvd
Bruceville Road (east and west sides) from Sheldon Road on north to Big Horn
Boulevard on South. Exclude Bruceville Road south of Big Horn Boulevard.
Include Big Horn Boulevard (both sides) beginning at Bruceville Road and
proceeding south to Laguna Boulevard.


The space should yield between 15,791 to 16,580 BOMA usable sq. ft. The
Government requires a minimum of 8 reserved parking spaces for Government
vehicles, plus sufficient parking for visitors. The Government has a
preference for first-floor / ground level space. The proposed lease is for
fifteen (15) years, (10) ten years firm, and should be fully serviced. Space
must be ready for occupancy no later than January 10, 2008.

The building must be located in a professional surrounding and/or tasteful
rehabilitation in current use. Streets and public sidewalks must be well
maintained. Buildings offered for consideration must be of sound and
substantial construction of the type generally recognized as contemporary. The
offered space must meet Government requirements for Fire Safety, Handicapped
Accessibility and Seismic Safety.

SUBMISSION REQUIREMENTS
Expressions of interest must be submitted in writing and should include the
following information at minimum:
Building name/address
Location of space in the building and date it will be available
Drawing of space offered
Rentable Square Feet (RSF) offered
Common Area Factor used to determine the RSF
Name, address, telephone number, and email address of authorized contact

AUTHORIZED CONTACT:
GSA is using a tenant broker to represent the Government in lease negotiations
for this transaction. In no event shall a potential offeror enter into
negotiations or discussions concerning a space to be leased with
representatives of any Federal agency other than the authorized officers and
employees of the General Services Administration (GSA) or their authorized
representative Jones Lang LaSalle Americas, Inc..
