The Federal Government has a requirement to lease a build-to-suit office
building for a lease term of twenty (20) years firm commencing approximately
January, 2010. The new facility will be situated on approximately ten (10)
acres of land in the Stapleton Redevelopment Area and is bounded by the
Quebec Regional Retail Center to the west, 36th Avenue to the north, 35th
avenue to the south and Ulster street to the east. The site is currently
vacant and zoned for re-development for all uses except residential. The
proposed building, totaling approximately 175,155 Rentable Square Feet, will
include an attached garage that will house 175 parking spaces. An additional
45 parking spaces will be required on site. The building setback from the
street and any on-site public parking must be a minimum of 100 ft.

The building must be capable of being fully accessible to the physically
handicapped, must meet minimum seismic requirements and must not lie within
the 100-year flood plain and will be subject to any and all building or
construction rules, regulations, laws and/or ordinances on the local, county,
state and federal levels as they may apply.

The award shall be based on the best value to the Government.
